We will visit your property, free of charge and assess the appropriate rental value based on condition, location and standard of the property.
Marketing Your Property

We will prepare property details and photographs.

Obtain EPC (if required).

Advise on Electrical and Gas certification.

Produce marketing brochure.

We will erect a To Let board.

Match your property with any clients on our database who are looking for similar properties.

Your property will be displayed in the windows of our office, on our website, OnTheMarket portal, and marketed on our social media outlets.

We will arrange viewings - we will also carry out accompanied viewings if you would like us to.
Deposit
A deposit is taken for all properties (which equates to no more than five weeks’ worth of rent and falls in line with current regulations) and is paid directly to you, the landlord, along with the first month’s rent on signing of the agreement. It is the legal responsibility of the landlord to register the deposit in a Government backed tenancy deposit scheme, which we can help and advise on. Such schemes provides free, impartial end of tenancy dispute resolution and mid-tenancy conciliation and mediation service between landlords and tenants.
Maintenance & repairs
If you wish us to manage the tenancy, we will be the point of contact for tenant issues and can arrange for repairs to be carried out by qualified contractors on your behalf.
We will also arrange for new gas and electrical certificates to be done when due. We will always seek your approval before engaging the services of a contractor, and duly forward their invoice to you for payment.
