We will visit your property, free of charge and assess the appropriate rental value based on condition, location and standard of the property. 

Marketing Your Property 

We will prepare property details and photographs. 
Obtain EPC (if required). 
Advise on Electrical and Gas certification. 
Produce marketing brochure. 
We will erect a To Let board. 
Match your property with any clients on our database who are looking for similar properties. 
Your property will be displayed in the windows of our office, on our website, OnTheMarket portal, and marketed on our social media outlets. 
We will arrange viewings - we will also carry out accompanied viewings if you would like us to. 
 

Tenant references 

We collate completed Tenancy Application Forms from all potential tenants and undertake tenant referencing on the proposed tenant(s) you wish to proceed with – Credit checks, Employment checks, Previous Landlord checks, right to Rent checks. Only those who obtain satisfactory results will be considered suitable applicants for your property. 
 

Tenancy agreement 

We will prepare a six or twelve month Assured Shorthold Tenancy Agreement which, if not ended, or replaced by a new fixed term tenancy agreement, will roll month on month. We use the official Government model tenancy agreement for use in the private rented sector where a shorthold tenancy is being entered into, and accompanying guidance, which is regularly checked and updated in order to ensure compliance with current Housing Act requirements. 
 

Inventory & inspection report 

An inventory and Schedule of Condition will be carried out, prior to a tenant taking moving in to your property, with notes taken of the condition and decoration of the property. If you wish us to manage the tenancy, an initial inspection will take place three months from the start of the tenancy, followed by six-monthly inspections thereafter.

Deposit 

A deposit is taken for all properties (which equates to no more than five weeks’ worth of rent and falls in line with current regulations) and is paid directly to you, the landlord, along with the first month’s rent on signing of the agreement. It is the legal responsibility of the landlord to register the deposit in a Government backed tenancy deposit scheme, which we can help and advise on. Such schemes provides free, impartial end of tenancy dispute resolution and mid-tenancy conciliation and mediation service between landlords and tenants. 

Maintenance & repairs 

If you wish us to manage the tenancy, we will be the point of contact for tenant issues and can arrange for repairs to be carried out by qualified contractors on your behalf.  
 
We will also arrange for new gas and electrical certificates to be done when due. We will always seek your approval before engaging the services of a contractor, and duly forward their invoice to you for payment.
