Our Fees – Sales
There are many uncertainties surrounding the sale of a property, such as interest rates and market conditions. We believe your Estate Agents fees shouldn’t be one of them!
Our fee of 1% + VAT, payable on completion of your sale, includes everything you’ll need from asking us to value your property, right through to the purchaser collecting the keys after Completion:
What’s included:

An initial visit to your property to assess the rental value based on condition, location and type of property.

Erect a For Sale board (if required).

Professional Dimensioned Floorplan.

Preparation of property brochure with colour photographs.

Obtaining EPC (if required).

Marketing of the property in our office, and advertising on our website and on Rightmove and OnTheMarket website portals.

Initial assessment of interested parties wishing to view.

Arrange viewings - we will always carry out accompanied viewings if you want us to.

Offer negotiations.

Memorandum of Sale notification to solicitors.

Key Collection Service (if required).

Continued advice and support (if required).

In keeping with our Selling Fees ethos, we’ve kept things simple with our Letting Fees too! We have two options.
Option One - Find a tenant and set the tenancy up only
Our fee : One month’s rent plus VAT
What’s included:

An initial visit to your property to assess the rental value based on condition, location and type of property.

Provide guidance on compliance with statutory provisions and letting consents.

Advise on refurbishment (if applicable).

Erect a To Let board.

Preparation and production of property brochure with colour photographs.

Obtaining EPC (if required).

Advise on Electrical and Gas Safety Certificates (if required).

Marketing of the property in our office, and advertising on our website and OnTheMarket website portal.

Carry out an initial assessment of interested parties wishing to view.

Arrange viewings.

Arrange completion and collation of Tenancy Application Forms from interested parties.

Carry out tenant referencing in respect of proposed tenant - Credit checks, Employment checks, Previous Landlord checks, Right to Rent checks.

Prepare legal documents (Assured Shorthold Tenancy Agreement) for a compliant tenancy of either six or twelve months which, if not ended by either party, or replaced by a new fixed term tenancy agreement, will continue to roll month by month.

Prepare a Pet Agreement (if required).

Complete Inventory and Schedule of Condition including colour photos.

Appointment with tenant to explain and sign the Tenancy Agreement.

Arrange payment of initial month's rent and deposit.

Provide tenant with method and destination of future payments.

Advise on the Tenancy Deposit Scheme for both you and your tenant.

Arrange handover of key to tenant.

Provide both you and your tenant with copies of all documents for your records.

Option Two – Manage the tenancy
Following Option One, if required, we can manage the tenancy for you.
Our fee : 10% plus VAT per month on rent received
What’s included:

Periodic inspections of the property.

Arrangement of Electrical and Gas Safety Certificates when due.

Point of contact for tenant issues.

Arrange for repairs to be carried out by qualified contractors on your behalf.
