Valuation 

We will visit your property, free of charge and assess the appropriate sale value based on condition, location and standard of the property. 

Marketing Your Property 

We will prepare property details, floor plan and photographs. 
Obtain EPC (if required). 
Produce marketing brochure. 
We will erect a For Sale board outside your property in accordance with the Town and Country Planning Act 1990 (if required). 
Match your property with any clients on our database who are looking for similar properties. 
Your property will be displayed in the windows of our office, on our website, Rightmove and OnThe Market portals, and marketed on our social media outlets. 
Accompanied viewings - to maximise your home's exposure we promise your experience is as stress - free as possible. Should you require we can accompany any viewings. Once viewings are completed, rest assured you'll receive feedback to keep you informed throughout the sale of your home. 

Offers & Negotiation 

Having an experienced and dedicated negotiator is vital. Our Sales and Lettings Manager, Becky will confirm the position and ability to proceed of any potential purchaser who makes an offer on your property, and will keep closely in touch with you during the whole negotiation process, enabling you to make informed decisions. 
Sales Progression 
When you accept an offer, we will send Memorandum of Sale letters to you, your purchaser, your solicitor, and your purchaser’s solicitor advising an offer has been made and accepted. On receipt of the letter, the process is as follows: 
Solicitors issue draft contracts. 
Property surveys carried out. 
Searches are requested and reviewed. 
Mortgage valuation carried out if applicable. 
Enquiries raised and responded to. 
Contracts signed. 
Dates for completion agreed between parties. 
Exchange of contracts takes place. 
Completion takes places. 

Completion 

Your solicitor notifies us when completion takes place and gives us authority to release the keys for the property to the new owner, if we hold them.
