Calculate how much per month you can afford to pay in rent. Be honest and don’t overstretch yourself! Factor in the deposit you’ll need to pay, too.
Searching & Applying
Register your requirements with local Estate Agents and keep an eye on property portals such as OnTheMarket. Before booking you a viewing, an Agent will need to know a bit about you including:
Your rental history
Who else will reside with you in the property
If you have children, or pets, or if you smoke or vape
If you are in employment and your job title
After viewing, if you wish to apply for the tenancy of a property, we ask you to complete a Tenancy Application Form. All forms are passed to the landlord for a decision on which application to proceed with.
Tenant References
If a landlord wishes to proceed with your application, we will undertake tenant referencing checks. These can include Credit checks, Employment checks, Previous Landlord checks, and Right to Rent checks.
Tenancy Agreement
If all checks are successful, we will draw-up an Assured Shorthold Tenancy Agreement between you and the landlord. The Agreement will need to be signed by both of you for a compliant tenancy of either six or twelve months which, if not ended by either party, or replaced by a new fixed term tenancy agreement, will continue to roll month by month.
Rent & Deposit
We will advise you of the bank details for the landlord into which you must pay one month’s rent plus the deposit on signing of the Agreement, and into which all future rent payments will be made.
The landlord will register your bond with a Government approved tenancy deposit scheme. Such schemes provides free, impartial end of tenancy dispute resolution and mid-tenancy conciliation and mediation service between landlords and tenants.
Confirmed Tenancy
Once both you and the landlord have signed the Agreement, and one month’s rent and deposit have been received by the landlord, the tenancy is classed as confirmed and we can release the keys for the property to you.
